Studies show that buyers often make their opinion on the property within the first 15-30 seconds of seeing it. Thus, it’s important to focus on improving entrance appeal right away. 

This could mean planting flowers or shrubs around the front garden or cleaning up any clutter in the entrance. Additionally, taking steps to declutter each room is important, as clutter can make rooms look smaller than they actually are. This may turn potential buyers off from purchasing your home.  The effort that you put towards sprucing up your home will definitely reward you in terms of financial gain and more likely than not result in a quicker sale.

Here's what we recommend to do:


Inside:

  • Remove any excess furniture and objects to create a cleaner, more organised space.
  • Clear all objects / appliances from the kitchen countertops. If it hasn't been used for two months - put it away!
  • In the bathroom, remove any items from countertops and bath / shower trays. Keep only your most needed items in one small group on the counter.

 

Outside:

  • Go around the perimeter of the property and remove all clutter.
  •  Ensure that all plants are looking their best by pruning bushes and trees, preventing them from obstructing windows.
  • Clear patios or terraces of all small items, such as small planters, tiny flower pots, bikes, clothing racks, toys, etc.

It’s important to embrace a neutral perspective when showing your home. This means depersonalising your space by removing family photos and other personal items which may distract buyers from focusing on the features of the home itself.

Moreover, highlighting unique features in each room is also beneficial; whether that means showcasing built-in shelves in a study or emphasising an outdoor patio area with furniture, these touches can make all the difference in helping buyers picture themselves living in the space. 

We understand that this can't be upkept in a day to day lifestyle, but doing it for photos/ video and of course when you have a scheduled viewing is preferred.

What happens right before a viewing?

  • Open curtains to let the light in during the showing.
  • Remove all clutter to better display spacious rooms.
