Pre-completion property inspection
So you have found your ideal property, negotiated a great price, the lawyer has done the due diligence, private purchase contracts are signed and now its finally time to complete the transaction at the notary, settle the balance and take possession of the property. Anything missing?
Actually yes!
Before you take possession of the property you should ideally inspect it on the morning of the notary appointment just to make sure everything is as promised. Did the vendor leave all the agreed inventory, did they clear the property as you wanted it unfurnished? Has anything happened in the property such as a broken water pipe since the vendor vacated the property? Best not to assume anything and have to start chasing people after completion has taken place. If you can't inspect the property yourself, perhaps have a friend do so.

Below a video of a pre-completion walk through check of a property at Alcazaba Beach, on the front at Estepona that we carried out for a client. The property was sold part furnished, with just beds and terrace furniture remaining. Video was sent to the lawyer and to the client to give final approval to sign at the notary.
